There is a Highland Home we are thinking of buying that is preowned 2008.

The Seller states new roof put on in 2011. (Why?)

The home also backs to Farmland.

* Backing to Farmland can this be a problem now or in the future?

* What do you think of the Roof and Farmland issues?

* Would you buy this 2008 home?

* What information should we get from the Sellers in addition to Disclosures?

Regarding both of your posts- depending on where in the metroplex these homes are located, we had major hail storms in 2011 and 2012 as well as tornadoes in 2012; the new roofs are likely due to hail or wind damage from those storms.

The rest of your questions can't be answered as there is nowhere near enough info given - a more specific location, price, upgrades, etc.

What about the backyard backing into Farmland???

I would not buy in an exurb. Who knows what will happen to an under construction town in 5 or 10 years. Highland is a good builder but I can find highland homes in other towns.

Buying a house that backs into farmland can be tricky. That farmer could one day sell that land and it could be zoned commercial, and you'd have some ugly retail right behind your house.

I personally wouldn't do it. If it ever got zoned commercial, it would kill your resale value.

The new roof issue has already been answered so to answer the other question about backing up to farm land where is the house located, specific location please?

Anything can happen with farm land from nothing to more residential or even large scale commercial. You can check with the City's Planning and Development Board to see if there are currently any proposed plans for the land. While there look all around the area for a mile and see if there are any other plans in the works. You should also speak to the Board to determine what their current zoning requirements are as they might not want commercial except in specific locations. Look at the lay of the area and see if it already has amenities such as stores, services, etc., in abundance nearby as new commercial might not be supported and might not be a viable option for the land.

As for backing up to farm land you do have other unique issues but much of that is offset by the peace and quiet you might have.

If it stayed as pastures or a crop farm, I wouldn't mind. But it won't. You'd have to hope and pray they build a park on it or a school or other houses...instead of apartments or a Wal-Mart. Personally I wouldn't take that risk.

What is it that you are getting there other than the illusion of getting more bang for your dollar because its a newer building? I am not trying to criticize, just asking you to consider all aspects of this purchase.
