Hi there..
My husband just got a job in North Dallas and we would like to find a house with community pool. We are trying to downsize and want to spend just 150,000. From what I've seen online..my only options really are north to Savannah subdivision or Providence. The subdivisions look amazing and the prices would work. Is there something I don't know about these communities or are they as nice as they look online. Thanks!

They are about as far north as you can get and still call it the Dallas region. It will take one hour 15 min to get downtown on toll roads.

Where is the job? Roughly speaking. Do you have to have new construction? There are plenty of good houses all over for that price, up to 10 yrs old. Some people are stuck on brand new which limits your options. Re-sale is a problem when they are still building in the area.

There are MANY threads on these two communities on this forum- most of them filled with bad stuff. Do a search to educate yourself.

Where is his job? North Dallas is the area around 635-LBJ and Tollroad/ 75, but you may be talking about "north OF Dallas" like Frisco or another ex-burb. The zip code of his job would be helpful to know what other areas to recommend.

Hi there..
the zip is 75229 and it's just south of 635. thanks for all your input.. no I don't need new constuction. I would like the house to be built after 2000 if possible. I would like a community with a pool. I know I'm asking for a lot.. but hey, you never know!

You do NOT want to commute from Providence / Savannah to 75229. We're talking well ober 1 hour commute each way and about $6/day in tolls. Check out Irving, Carrollton, and Farmer's Branch suburbs for homes in your price range.

Thanks .. when I mapquest it says 38 min.... figured that was wrong. I will check out the areas you mentioned. Looking for a small-town feel and good schools... coming to town in 2 weeks to check everything out.. any suggestions on which communities/subdivisions may be the best? I am hoping for a pool and bike trails kind of thing.. coming from Michigan I am so looking forward to be outside!

In rush hour, traffic coming into town moves about 2-3 miles per minute. The mapquest 38 minutes would be achievable at 6am on Sunday or at 2am

Carrollton may have the planned community thing you're looking for- you may want to solicit specifics from other posters. You're going to run across 2 main problems: 1) your budget is quite meager for the DFW area (the avg home price is about $250k and the average in planned suburbs is higher and 2) his office is *smack* in the center of a 7M person metro area. Finding anything that feels "small town" is going to mean about 2 hour daily commute and expensive Tollroad bills

yea, I know my budget is low. Our current house is about double that.. but we don't want that again I am hoping to be a stay at home mom. I will check out Carrolton. Thanks!

We know 4 families who live in Savannah and love it.Fantastic amenities if you have kids.The people we know that live there commute to Denton and Plano.Savannah and Providence attract young families who want to spend less than $200,000.Savannah and Providence offer large,master planned community living with amenities at an affordable price.The houses are unique and different for DFW.I would never suggest Savannah with your commute location.My suggestion for your needs and price range in the northern suburbs would be Frisco.$150,000 is possible.Frisco has some of the lowest property taxes in the DFW area as well.Here is an example of a house under $150,000 currently for sale in Frisco.
