I know Denton and Collin county have rolled out their 2013 values. How do everyone's numbers look? Ours is up 9%. Ouch. Back in October we appraised for $20k less for our refi than what Denton is saying it is worth now. I'm hoping they will lower it automatically based on that appraisal.

Overall I can't complain too much I guess. We bought in 2009 at a great price and we could probably get $60k more than we paid for it if we did want to sell based on other houses for sale in our neigborhood. The people we bought it from lost about $33k after they bought in 2007.

Looks like Dcad also rolled out 2013 values. Ours proposed value is reduced by 5% from 2012. We bought few weeks back and paid 5% more than 2012 value. Are these values fixed for 2013?

You bought the house exactly at right time. We paid $15k less than what seller paid (listed in appraisal report) in 2009. Prices are pretty much rebounded to previous highs.

Collin County here. Bought our home in Nov. 09. After seeing drops in 2010, 2011, and 2012, finally 2013 has an increase to an amount that is still below the 09 Tax Assessed Value but higher than 2010-2012. So yeah our property taxes will adjust upward slightly, but we're fine with that. I know Tax Assessed Value is not Market Value, but it's certainly a component. We want that value to be higher, not lower.

On a new property what if the assessed value is lesser than the sale price? What is the impact?

Ours was about 2% less than last year. It's down for the 4th straight year and up slightly from when we bought ten years ago.

We bought our house last fall (2012) in collin county. I just checked CollinCAD, our appraisal is $20K higher than our purchase price, and $7,000 higher than 2012 appraisal. What shall we do to lower the number? I remember a few months back, we received the mail from Collin county request us provide our purchase price. WE did and thought that will set as the value for 2013 appraisal. Apparently, they did not bother.

Just checked and mine went up 7%. It is also higher than my purchase price from September.

Send in a copy of your HUD-1 statement. We bought our house in Sept 2009 and in May of 2010 they appraised it higher than what we paid. We filled out the protest form and sent a copy of the statement and they automatically lowered it. I can't remember if we sent the protest and HUD at the same time or if we had it send it separately. But they should tell you.
