Hi,
I am looking for any help/advise on the rental market near FortWorth or Irving and areas to search for a rental house.

Here is a little about my situation:
My job is relocating me to Irving, Tx in MidJune. I am planning on renting a house with my wife and 2 yr. old daughter. We are looking to rent on a budget of no more that $1000 a month but prefer, if possible, paying in the $800's. We are renting so that we can get a feel for the area and where to buy a house. We would like to rent and eventually own outside the city a little, but I would need to be within 30 or so miles of Irving. We are more interested in a quiet low crime area than living near malls, shopping and other city conveniences.
Does anyone have any suggestions on what neighborhoods we could look into or stay away from.
I am gathering Fort Worth has a very quick rental market. We have found quite a few houses that seemed right for us, but by the time we called the realtors (within an hour of seeing the listing) the house had already been rented.

I would appreciate any knowledge on the area.

Thanks in advance for the advise.

Your budget is much too low for a house. It might rent you a 2 bedroom apartment in an older complex. All of DFW is a hot rental market right now, especially houses.

Fort Worth to Irving will be more than 30 minute commute. I would recommend looking in Irving proper, Euless, and possibly Bedford. Stay north of 183 if possible, although there are some decent parts south of 183, too.

Since you don't need to use the schools you can look in south Irving or even Grand Prairie and you may find a small house at the top of your budget. Look on Padmapper.com and do a map search. However, you will find a nicer area on your budget if you look for an apartment in zip codes 75063 or 75039. Hurst, Euless of Bedford are great suggestions, too.

Thanks for your suggestions guys. We have found a few homes in Euless that might work. Our main problem is that we keep finding activly listed houses that are rented by the time we call on them. I will continue looking in Euless and start looking in some of the other suggested zip codes. Any references on a good realtor/ renal agent? So far most we have talked to have been not willing to help much...May because of our price range.
Also what is Arlington like? I have got a lot of mixed opinions on Arlington.

Thanks again.

I have investment houses (sorry, all leased) and I will not cooperate with realtors. Qualified applicants line up every time I advertise on Zillow or Trulia. Realtors charge me the first month's rent if I use them and they don't save me any work because I don't trust their background checks, I must do that myself. Why do I need that? And, as a realtor, why would I spend much time on finding a place for folks when 90% of the time the place will be leased to someone I don't show the place to.....

You really just need to be available to view the place and put down a deposit. Some parts of Arlington are very nice but not an especially convenient commute to Irving. Best zip codes for commute to Irving that I would consider renting in are 76006 or 76012.

An $800 or $1000 / month house will be extremely hard to find and there will be multiple people lined up to lease. As Christi mentioned, can you consider an apartment for a year ? That is much more doable.
