Enclave at Willow Bend, Greens of Gleneagles, and Cypresspoint I beleive are all gated in 75093 off the top of my head so there are probably others gated in W. Plano.
I think between her & pinipig, we have contenders for most picky buyers. I hope both find what they or their relative are looking for.

Reminds of a saying that there is no such thing as the perfect house for you but many houses will work great for you...same applies to neighborhoods or areas. I'm old so know life is full of trade offs

Yes, the buyer may be a picky buyer. As almost everything I am saying are the concerns of the buyer and the spouse. I will let them know about the gated communities in Willow Bend area. Although I agree with you that gated doesnt mean certain ppl can't get in, the fact remains that the buyers spouse still wants either a gated or guarded community.

I am a student and cant afford a house. But I feel the best way to get answers is by relating what the buyer wants.

You are doing a good job of representing their interests, we will do our best to help you find it. If they know the Richardson work location and provide it we might be able to narrow it down more for them.

I live in West Plano and find it a great place to live for my tastes and needs. I am passionate about where I live!

Thank you John, its not easy for me to post on here either. I myself liked several of the homes we have seen, but the buyer and spouse did not like them. Another thing is, buyer realized that original idea of buying a home for 600K isnt finding a suitable house, so increased it to 750K. But after going around is thinking 1 million is the price of the house they desire to live in. Something I am wondering (not the buyer currently), is do million dollar homes take a long time to sell? Is it better to get 750K home if you want to sell in 5 years?

I can only do so much but I do try to help as I have been asked to do so.

I can tell you the general area the spouse works, or rather how far from the location as I am not aware of the address or intersection. They work 5 minutes from Olive Burger in Richardson. Olive Burger is 451 W Arapaho Rd. in Richardson.

This is somewhat off-topic to this post, but why are so many people asking about resale potential in 5 years? I think I've seen that in at least 6 or 7 posts the last month or so. Where are these people planning on going in 5 years? Moving to a new house here, going back home, ???

If people are moving here for good jobs, cheaper housing, better climate, etc., are all of those things magically going to improve "back home" in 5 years so they can move back? I'm not trying to be nosey or rude, I'm genuinely curious.

I cannot speak for the others but in the buyers case here, they are thinking of getting a bigger/better house in 5 years time. Within the same area, therefore not relocating.

Some people like changing cars often, just as some like changing homes often if its affordable/do-able.

Understood. Whether or not one agrees with the buyers, they want what they want and so you just try to give them advice along those lines.

Similar thing with the "they want to sell again in 5 years". Personally, I think that's a really stupid thing to do. Houses have high transaction costs (8-10% of sale price, probably more if you consider the costs of moving all of one's stuff and likely making changes to the new house), so it's not good for the bottom line (not to mention all the time and hassle of moving). But they're the ones living their life, not me, and I can't afford a million dollar home, so what the heck do I know?

Right now, consensus on the board is West Plano. If the buyers don't like West Plano for any reason (they refuse to live in a suburb whose name ends in a vowel), then they can cross it off the list and look for the next choice.

LOL!!! That's a good enough reason and it narrows down the list so that would help the buyers. On a serious note, OP should try to stay out of this as asian in-laws are notorious about keeping grudges.
