While replacing our old fence in our 10+ years home, found some termites in the rotten fence posts. I am planning on calling the pest control guys for inspection. I am hoping, someone who has gone through this before or has expertise can shed some light. Thanks in advance.

1) There is no sightings inside the home, how does an inspector check to see if the house has any damage? My visual inspection did not yield anything to me.

2) Even though house did not have any issues, will this be a big deal, when it is time to sell the home?

3) If the visual inspection by the pest control company does not find any damage near or inside the home, can we still treat the house with Termidor proactively just to be safe?

4) I understand service companies like Orkins, Terminex and other local companies offer warranty plans. What does it normally cover? Visual inspection every year may not expose, damage inside the wall if present. Do not want to put the money down the drain for nothing. What other option do we have, other than waiting for a mud tube type of visual damage to be seen on walls or near the foundation. Not having the warranty does not look that attractive either.

5) If the pest control company were to find damage and treats using Termidor, how long before, home would be free of termites. Read somewhere it could be up to 3 months? Any experiences folks can share?

6) Any testimonials that folks can share, about good experiences with pest control companies.
