Brick & brick veneers both are porous as well so if not installed properly, can cause similar problems.

We bought our home in a gated community almost ten years ago. We had an EFIS expert check it out and have had zero issues . . .it is a lovely home and cannot imagine it being an issue when we downsize . . .Don't let EFIS scare you . . .our inspector told us that folks with brick homes can have the same issues as EFIS homes if water gets behind the brick . . .rotten wood, etc. Am so happy we moved forward with our current home . . .it has served us well. I don't believe your Inspector would tell you this because it seldom if ever happens. Brick is porous and breathes and they also install weep holes to prevent moisture retention.

Problem with EFIS is Resale. Few buyers want to get involved with the potential problems.

Good luck selling it.

One came on market in my neighborhood few months ago, they had 9 offers same day. It was sold for 6% above asking and if you ask me, asking price was high to begin with. There are a lot of buyers who detest cookie cutter conformity of DFW architecture and aren't too enamored by brick veneers that we call bricks.
