These streets extend from Lemmon Ave to Oak Lawn Ave (becomes Preston in HP), and curve at about half way through. They are fairly quiet with no need for traffic that isn't residentially local. Some very fine old duplexes in the area as well. Try a google map street view for an idea of the area.

At that mid-way curve, there is an elementary school building - Irma Rangel - which locals use as a dog park. I don't think it's a school any more, just offices now. It could be a good idea to follow up on bencronin's PM.
As well as Newton Ct. though its only a one block cul de sac.

Also, after checking with the owner of the property, it looks like he is wanting more then your budget will allow for(even though I highly doubt he will get anywhere close to the figure he is asking for, especially outside of HPISD). 700K + for 5600sqft lot. Sorry for the hype.

Thanks anyway

That is more than I would want to spend for that size/location and am really trying to keep it under $500K unless it's something that blows me out of the water.

500K is a very healthy budget for that area. I think the other guy may be in lala land. LOL. Good luck with you search! I know that with the multiple properties my parents have, they choose to lock in that property's tax rate due to its probability of increasing greatly. I really don't think you can go wrong with anything north of lemon in that area all the way over to love field.

If you choose to go the townhouse route be careful of the ones that boast NO HOA's.... I can drive down any North Oak Lawn street and tell you which complex has a HOA and which ones don't. Yes there are some where HOAs are too high. Look for one that has active participation from at least some of the owners. You don't want to be in one where an owner can paint any color they choose or not take care of their grounds like others. A good example are the townhomes on the north corner of Holland and Oak Lawn. Trees are screaming TRIM ME!! Great townhomes on the inside but values are not where they should be because of the outside and will continue to have problems as they age in the coming years. Also if you are attached and don't have any HOA that is a time bomb waiting to implode.
