It's a different kind of buyer who buys an older home in Richardson as opposed to people who think that a city sucks if it's not brand-spanking new. But trust me. Nobody's moving out of my neighborhood and people are beating a path to it ready to buy. If I put my house on the market today, I'd sell it by the weekend. Guaranteed. And it doesn't even have granite countertops.

I'm not a realtor, but if a friendly one would like to chime in with some facts as to how long houses are staying on the market, Plano vs Richardson, that would be helpful. I'm guessing houses are moving quicker in Plano and some other areas than Richardson.

Just take Richardson off and add Irving to the list of properties not moving as fast as Plano or all the other hotties. Geeezzzz. ......

My observation is that all these towns are doing much better compared to 2011. Homes below $250k are flying fast everywhere. Higher the price longer the DOM so every price point has its own statistics.

You can pretty well rank sales by school districts ratings.

I'm about to list a home in Cedar Hill and was very surprised at how well sales are way down south.

The Collin County area is very hot. We are not looking to sell but my home has gone up almost 100K in value since we purchased it in 2008. It makes it very attractive to sell but them I would be looking to buy another home with rising prices so it doesn't make much sense

I'm not a realtor, SO is though. He currently has clients looking in Richardson and Dallas (but with Richardson schools). They can't get to the houses fast enough before they are under contract. Now, these are generally the under $200,000 homes, can't speak for the higher-end. It's exciting to see this hot of a market, but very frustrating for buyers!

I love Heights Park and the minute a house comes up for sale anywhere in there, multiple offers hit by the time I get off work and I don't even get a shot at it. I have been trying all over that area plus 75248, inventory is so low that when a house is listed, poof it's gone. Making me crazy, I have been looking almost three months now with no success.

What about the "higher end" houses around 550k-700k? I see a lot of them on Redfin and Trulia. Is it also that difficult to buy something in this price range?

Cheri is but one! Case in point...I took my dog out for a brief walk yesterday and was getting my mail out of the mailbox before going in. A guy pulls his car up in front of my house, rolls down his window, and asks me if I know of any houses for sale in the neighborhood. The hell should I know? Unless there's a sign out front, I have no frickin' clue. There are rumors, but I'm sure not going to share them with this random guy so he can go banging on doors asking people when their house is going to hit the MLS.
