We are new to Texas. We live rental apartment in Allen for now. I have one nine year old son.So good schools are important. We are considering to buy a Home in allen and Frisco Area. We are liking West Frisco homes over West Allen. We saw homes in (Pearson Farm, Shadock Creek estates,etc-subdivision near west of Dallas Tollway) in West Frisco and (Twin Creeks,Cumberland crossings,Star creek) in West allen. My budget is around $500k. I feel West frisco offer more in terms of value than West Allen. I work in Richardson Telecomm corridor. So commute time will definately be more from West Frisco with respect to West Allen. West Frisco has lower taxes than West allenHere are some questions :
1) How is West Frisco(Pearson Farms,Shaddock Creek Estates, etc) in terms of value, resale and future appreciation with respect to homes in West Allen?
2) How bad is commute time from West Frisco(Pearson Farms,Shaddock Creek Estates, etc) with respect to West Allen?

I will highly appreciate your comments.!!!

Thanks
Niel

Consider looking into Suncreek(Allen/Plano). The part that has the main entrance onto McDermott is AISD, but the rest of it (with main entrances on Hedgcoxe and Alma) feeds into PISD (Hendrick, Clark, PSHS). Realize that the section of Suncreek just east of Alma at Hedgcoxe is Plano - although that puts you in Rasor elementary which is probably not quite as good as Beverly. That area fits your criteria for budget, schools, and commute.

I don't know much about the parts of Frisco you mention, but I'm sure the usual suspects will be here shortly to offer more info.

If your budget is $500k, work is in Richardson and schools are as important as you say then why not have a look at West Plano? You may want to have a look at NE Richardson or Murphy as well.

West Frisco makes no sense at all. Allen is a stretch as well. You should be looking in Plano or Richardson, if commute and schools are a priority. Actually for $500k you may find a decent place feeding to Plano West schools. Here is a list to give you an idea.

Unless you are looking for brand new construction, I would stick with West Plano.

I have been told that West plano school is good for cream of crop kinda crowd. Dont know of future ,but as of now I feel my son is average kid at academics and sports. I dont want sweat him by putting him in bunch of kids very good at academics and he loosing all his coinfidence.

I will like hear comments in terms of West Frisco versus West Allen in terms of value and future appreciation as well.
For example West Allen have higher taxes than West Frisco, but again I will sweat more money in burning gas and time while longer commute.
How is the traffic going to Richardson Telecom Corrider from West frisco, if I live somewhere near to Dallas tollway?? How many minutes of travel time I am looking at during peak hours?

FWIW I drive between McDermott/Alma and Renner/75 areas almost daily. Unless there is a wreck on 75 it never takes more than 15 minutes - sometimes it is closer to 10 min.

<edit> full disclosure: I usually make that drive around 9am and back around 8pm

The commute in general would be better from Allen. And 75 is free.

DNT traffic in plano is not fun (the only section that's worse is 190 to 635). And the connection to the turnpike is bad (assuming you would take that towards richardson). Then if my memories are correct, the ramp from turnpike to 75 is also very crowded.
