I am looking to buy or construct a house. Toll brothers are building in Whittier Heights in Colleyville, and First Texas Homes, Lennar, Khov are building homes in Trophy Club, then there is a new development in Flower Mound. My budget is $500K and so I ruled out the homes by Toll Brothers in Trophy Club. I like the available lots in Trophy Club, but they see quite expensive compared to Flower Mound.

How is Flower Mound compared to Trophy Club?
I have small kids and so schools are important but resale is also important.

Can someone help me and let me know what the pros and cons are of each?

Whittier is not in GCISD I believe but Keller ISD
you would be better off buying in GCISD if you buy in Colleyville
the resale would be stronger...
one reason the lots were still there in Whittier years after development was started--
that and the fact the developer was a tyrant who ran his builders off...

you can also run a search on FTW and Dallas boards and get info on each of those towns...

Yeah it's Keller ISD now. My parents live really close to that neighborhood. My brother and sister were still able to go to Grapevine Highschool, but I'm not sure if you can still do that.

The HOA's are really high for Colleyville, but the David Bagwell neighborhoods are the prettiest in Colleyville. The original homes were all custom, and had very strict design guidelines to follow.

I heard that now they are giving Whittier Heights (Colleyville) residents of choice of either Keller or GCISD.
I may not go with those properties as Toll Brothers seem more costly than the other builders. The average price of those Whittier Heights homes seem to be in the 560K, and with $40K-$60K in upgrades, the price would total at over $600K.
Whereas the homes in Trophy Club or Flower Mound seem more affordable.

There's a nice custom home for sale in Whittier. I'd buy that over anything new being built by a production builder.

Nice custom home indeed on a nice lot. The average price PSF for the homes here is $145. Just came on the market a couple of days ago.

The HOA in this neighborhood is a bit steep at $100 a month but you don't get anything for it. Most people have their own pools too.

I thought Khov was closed out in Trophy Club.....they have no lots left-there are other builders still building-houses are selling quickly from what I see-FYI the schools in Trophy club are excellent-we use the elementary and the high school-we are very happy with them...the only minus is the lack of shopping i(although there are plans online with the approved development) in town but Roanoke is a couple of minutes away and they have alot of stores and adding more as we speak as well as a movie theatre -plenty of restaurants in the main street. Southlake shopping is 6 minute down the road and they pretty much have everything-close to the airport too.

Research the individual schools for which your kids will be zoned. When I moved last year I researched schools and found the Flower Mound schools to be generally higher rated than the Trophy Club schools, but it will depend on where specifically you live within those places. Property tax is higher in Trophy Club than in Flower Mound by about 0.2%. Have to drive a bit for shopping here too (except grocery shopping, very close).

Drive by the areas in Flower Mound to get a feel for the neighborhoods. I know of two Toll Brothers developments in the area right now; they are 5 minutes from each other but have very different feels and surroundings. One is also zoned to a significantly better elementary school, if that is of concern.
