It is supposed to be a a really big new master planned community with apartments, condos, homes as well as some retail. I like the location of it (close to 121 and the airport) and the fact that we have some options in our budget without being too far west or north. The reason we didn't buy in Lantana was because it was too far north. Just wondering what your thoughts are on this new community coming up.

Lakeside DFW is a 150-acre mixed use project in Flower Mound overlooking Grapevine Lake. The development includes high-quality shopping, dining, amphitheater and office space along with new neighborhoods all linked by parks, trails, and open spaces. It will take 10-15 years to build out the entire project.The location is excellent and this project has a very strong support from the Town and residents.

The first phase (already started) will include single-family homes and luxury apartments, two public plazas, and 50,000 square-feet commercial space near the entrance of the development. Homebuilders who have already signed-off to construct the residential portion, including Darling Homes, Normandy Homes, and American Legend Homes. Lakeview restaurants will be a key component of the project,located along the northeast short of Grapevine Lake. Public amenities of Lakeside DFW will include an amphitheater, boardwalk, and an observation deck.

Singles, boomer couples and those near retiring are the likely residents for this community.

Lakeside DFW is part of the overall Lakeside Business District with a very high business occupancy rate. Last month, BNSF Logistics decided to move their world headquarters from Grapevine to Flower Mound and more corporations/ business are expected to come. Its pretty competitive among Towns to attract business and I think the current Town council is doing a great job balancing development and retaining the Town character.

What are some of the upside and downside for this community compare to other new developments in FM? Also which builder is the best between the three (Darling, American Legend and Normandy) as far as Pricing and value?

It definitely has the best location for traffic. I just don't know enough about what the community is supposed to be like to answer any other questions though.

It would be helpful to hear more about this new development. Considering this area for a new home for Phase 2.

I drove out there last week. The phase 1 lots, especially the Villas by Darling are selling quickly. Darling's model isn't even open and it appears over half of their Phase 1 Villa (30') lots are already sold as are several of their 55' lots. A lot of houses are already going up as well. The Phase 2 lots weren't supposed to go on sale until 2015, but with Phase 1 lots selling quickly they have started preping the lots in phase 2 to go on sale later this year.

New single family builds in this development won't last long.
