I don't have a dog in this fight, but as a stats guy...limited sample size? Hello? Now, the median home SALE PRICE for 9 months of 2013 might correlate strongly with median home value of ALL homes in each of the areas...but it might not.

Then again Plano has lower days on the market & months of inventory. Good for East Dallas homeowners, but then I think we're looking at two very different market segments. Plano is probably more concerned about Allen & Frisco than losing ground to East Dallas.

Sadly, Irving is as well. Mostly, I assume, because of all the rich-man housing up at Las Colinas.

Those houses are the talk of the weathly Indian immigrant community. I know of people on waitlists to get them.

I still remember when we were looking to buy our home last year...lost out on SIX houses...unreal...I dont envy anyone looking to buy a house in DFW today!

They're nice -- VERY nice. I just hope that our developers will be smart enough to start creating housing sets with some diversity to them, rather than having every new development be a gated bubble enclave for the well-heeled. Otherwise Irving's middle class is likely to dry up and blow away in the split between "wealthy buyers" and "barely making it renters."

Don't have one handy, but there's some seriously high-end houses going in around Lake Caroline and the surrounding area. Wife and I broke six figures this year, so we're not exactly hurting, but we'd need to take on a "california mortgage" to even get into the also-ran "cottages" in those developments.
