You are correct on this but I know many who bought between between 70-80 $/sqft between 2009 - 2011. Agree on the price pressure due to new construction but seller is also trying to make money here and they should with the current strong market. After agents commission it wouldn't be as much as the builders though. What's interesting is now the average home price and even the average price/sq.ft in Frisco is higher than Plano due to the new construction and large sq.ft builds.

OP - There is a inventory of 150 homes between 4000-5000 sq.ft in Frisco and 53 in Plano as of date to choose from if you are looking in these areas.

Since TX is a non disclosure state, you won't find the sold price on any public site. However, your Realtor can tell you, if he/she's a buyer's agent.
