ChristieP, I work from home, and I home school, so NOT an issue other than for resale, but I hope that I won't be... that's why I'd love to get in on a neighborhood that's on the cusp of "regeneration", where there's a mixed bag of cool folks turning things around, or a 50s-60s "suburb" that is turning from original owner to younger people.

Brookside and Rakin, thank you! I really want to stay within budget, but I can creep up if absolutely necessary... Beany and HockDad, thank you! I meant 40 minutes from the Metroplex, I really will just go in for cultural events, festivals, sports, etc. so yep, that should help me out. Driving is not a big deal, I used to live 40 minutes from the nearest civilization outside Houston... it's Texas... you drive if you have to, right?

Squirl, you rock! I've got one in particular, my 10 year old, with a consumer mentality that kills me, so I absolutely don't want to give a bad case of the "wants" around a bunch of affluent have-it-all kids... I want both my boys to be "citizens of the world" in a sense, aware that there are those with less than them, as well as those with more. I could go higher on my house, but I want them to travel the world while they're young, and get develop a worldview that will hopefully (fingers crossed) give them a sense of how privileged we are as a nation, and how much we can do for those with less, at home and abroad.

That said, I can't wait to go look at your listings! I appreciate your insight about tenants and the attendant issues that can bring. I may end up going a good bit rural, and planning marathon trips into town around events. PS Squirl, making Texas a better place by bringing two more canines into the populace !

I agree with Waxahachie and the surrounding area. Since public schools aren't a factor, and you want acreage on a fairly low budget, then that will probably be the best area.
