I bought a house in east Richardson last year. I'm very glad I did. I got the whole west of 75 is better spiel but I just don't see it. My neighborhood looks and feels just like similar neighborhoods west of 75. We love 75081. Everyone is friendly and crime is practically non existent.I wouldn't hesitate to buy in this area again.
One more plus: many neighborhoods West of 75 were without power for days after this ice event and apparently power outages are common according to one poster. My neighborhood in 75081 had no problems and rarely do. In fact, I've yet to lose power since I've been here.

Ah, that's what I'm talking about: "Ground truth."

So I can read people saying, "Stay west of 75" but...what is that really buying? Just a newer house? We have no kids, so we're not worried about schools. We've lived in the Far East for 13 years, so diversity doesn't scare us. We don't want to have to leap for cover if we hear a car backfire, though.

When I look at various crime maps, those of course always have definite lines, but I know such things rarely are that definite.
Housing stock in Richardson is usually older the further south and closer to 75 you go, not the further west you go. There are plenty of 50s and 60s houses east of 75.

The area you're describing is safe and quiet. My main gripe with that area is the lack of good grocery stores.

The other posters are also right about the power lines. West of 75 in 75080 and 75248, some people were without power from Thursday night through Saturday afternoon, some even through Sunday, some very unlucky ones even until Monday. The friend whose couch I crashed on for 2 days lives in east Richardson. She never lost power.

More like south and west to Richardson's city municipal core, as older city sections are generally closer to the city's center core and fans out from there, the same as it is for Garland, Plano, Murphy, Irving, etc.

I think we've all acknowledged that the Kroger at Audelia and Centennial in Richardson is less than desirable... but there is a newer Tom Thumb at the corner of Arapaho and Shiloh (Shiloh is one street east of Jupiter) as well as one at Firewheel Parkway in Garland. There is also a newer Kroger farther north on Shiloh between Arapaho and 190, and both a Wal-Mart Supercenter and Garland East Super Target on N. Garland Ave at 190 (Firewheel area). In addition, if you were to get on the 190 frontage road from here (no need to even get on 190) and veer north onto 75, you're only five minutes from the Collin Creek area in Plano for more shopping options, or instead, if you were to go south on 75 and west on 635, you're only 10 minutes from North Dallas as well.... as stated previously, easy access to any area you choose.

I've seen the Kroger on Shiloh; it's nice but small. I know several people in that area and they all complain that the grocery shopping sucks. They usually venture over to Coit to do their grocery shopping or they hop on 75 and hit the stores along Greenville, i.e. the Kroger on Mockingbird, the Central Market on Lover's, or the Whole Foods at Park Lane.

There are plenty of Whole Foods locations in DFW, just none within spitting distance of east Richardson. The other side of Richardson used to have its own Whole Foods but it moved a few miles further west to Addison.

'Cause there isn't one where we live and we like it that much.

The Plano Central Market on Coit is only 8 miles away and the one on Preston 11 miles, while Plano's Trader Joe's on Preston is only 11 miles away, too, and Whole Market is right there in Plano on Preston as well, all a straight shot north from Jupiter and Arapaho to 190 and west to Coit and/or Preston exits.

So, I can see no reason whatsoever that anyone would ever go that far away and south in all that traffic on 75 to those locations mentioned before except for it being their own preference or they work close by.
