Trying to see if anyone has thoughts on this property aslooks like Highland just opened up 50~60 lots starting at low 300’s. I won’t question the quality as it’s Highlandbuilt but trying to get feedback on the location. Coming in from Parker Lane, neighborhoodlooks shady. However, neighborhood backsupto Collin Community college and there is a big park off of Spring Creek. Thanks in advance if you can provide some thoughtson this property.

This neighborhood off of Parker Road is in a great spot. It does back up to CCCC, and is quite close to Oak Point and all of the walking trails. Great spot for watching the balloon fest and fireworks. Great access to Central Expressway, DART light rail, and very near Bush Turnpike. The nearby grocery stores aren't the big names, but Kroger is at Parker/Custer or Los Rios/14th, Tom Thumb at Jupiter/14th, Walmart at Springcreek/US75, and Whole Foods at US75/Stacy. Nearby Malls include Collin Creek, Watters Crossing, and the Villages of Allen & Fairview.

Neighborhoods to the south of Parker Road are older, 1960/70s as are the neighborhoods further west toward Avenue K.

I consider the Oak Point Park & Rec Center & trails and proximity to the highways as huge plusses. You can also tell folks that you live just up the road from Southfork Ranch, since it is at Parker Road and FM2551 in Parker.

I think its a great spot for under $200k budget.

There's also a Wal-Mart Neighborhood Market at Park & Shiloh that is in good shape. I'd shop there before going to the Wal-Mart Supercenter on 75.

The immediate surrounding neighborhoods are certainly lower middle class/trending Hispanic, but I wouldn't describe them as shady. Crime in those neighborhoods really isn't significantly different from what you'll find in the rest of Plano. The new homes you're looking at will likely mirror neighborhoods on the far East side of Plano (East of Oak Point Park/Bob Woodruff), which are certainly desirable.

My husband and I drove by this community a few weeks ago and took a look. I don't think that area is shady at all, but it seems a bit of drive to get into the actual community, unless we totally took a backroad in. There was only a single lane road to get in and I can imagine once those homes sell, it will be a pain to get in and out.

Exclamation Compare the Price per sq ft to the Standard Pacific Homes

Look in the Hills of Spring Creek (Standard Pacific pre-owned homes) and Compare the Price per sq ft to the Standard Pacific Homes pre-owned. Hills of Spring Creek backs up to the Nature Preserve as a more ideal less polluted location compared to Jupiter on the bus stop. Hopefully, the community may consider a gate. Also, as a business decision: Equity growth??

Standard Pacific does not compare to a Highland home and should be cheaper per sqft.
