Market is hot in that area also. Find a good agent to get you some comps if you are looking to sell. My agent does a 1% listing rather than the typical 3% to sellers agent.

Most people here don't want to move even if they have outgrown the house. My "make me move" price on Zillow is 20% over what my last realtor estimate was and I still get nibbles. Maybe I should raise it to $250k. My house is a 3-2 1820 sq ft that is almost entirely original. No granite counters or drawers on runners anywhere.

Just to update this thread with a "final disposition", we had a minor miracle occur on the 3rd house we went for. The original cash deal fell through and the buyer went for our "2nd best" offer (above list price). The house passed appraisal and while we asked for some repairs, we just asked for a couple of big important items rather than a lot of nitpicky things.

We are very happy to be closing in the very near future and to soon be the newest residents of the Reservation neighborhood in Richardson!
