I am looking to buy a single family house as an investment property near DFW airport. Is Grapevine a good area to invest in? There are some small houses that are in the range of 150-250k near downtown. Are those houses easy to be leased? What is the current rental market like? Good cash flow? When it comes to Grapevine, do people prefer to rent Apartments or houses?

Thanks in advance for any suggestions and insights!!

It depends...

The houses in the Bellaire neighborhood are notorious for foundation problems. DH and I lived in that neighborhood for 6 years as renters, and the house we lived in was one of those houses. Those houses were built in the 1950s and 1960s, and they are starting to have pretty major maintenance issues due to their age if they haven't been kept up well. (I remember our landlady joked one time that she would never make money on the house we lived in because of all the maintenance issues.)

That being said, you won't have a problem keeping the house rented. Rental properties in Grapevine are quite sought-after due to the good location and schools.

And as an Investor, if you are looking to find a great deal / steal in Grapevine you probably will not get it.

Because of the above as mentioned by Christie, homes there usually sell quickly at strong prices.
If you can find a good home there, yes it should be a good investment.

Thank you both very much! I find your information very helpful.

Christie, where exactly is Bellaire? I cannot locate it on maps. Thanks!

Bellaire is the neighborhood that's behind the Police station, and behind PF Changs/Pappadeaux.

If you are looking near DFW, Coppell and Valley Ranch have great rental markets. However, it may be hard to find something in the price range you want to pay.

Thank you mSooner. Is there a reason why Coppell/VR rents better or easier than Grapevine other than the fact that they are zoned to Coppell ISD which is better than GCISD?

I don't know that it really rents better, just that the schools are a big draw and it is another option in your target area to consider.

Valley Ranch has a significant rental market, decent investment properties. Lower cost investment properties are further north, in Lewisville.
