Hi Everyone,

New developments in the metroplex has been unreal. My wife and I are considering a few neighborhoods and wanted to get everyone's thought.

Bridges of Las Colinas - Darling and Highland Homes are the main builders and the ones we are considering. Price range is low 400's to 600's I value the builders in this area and being in Coppell ISD is a huge plus. Location is 15 / 20 mins to work.

Westhaven Coppell - Standard Pacific is the exclusive builder and will be building about 250+ homes here. Price range High 300's to 500's. I would imagine getting more for my money in this development in comparison to Bridges. Still in the Coppell ISD. 20 - 25 mins to work.

Lakeside DFW in Flower Mound - Looking at primary American Legend Homes or Normandy. Price range 400's - 500's. I do like the schools, the low property tax and intrigued by the possibilities of upscale retail / restaurants in close proximity. Location is 25 mins to work.

Any input on these new developments would be great.

Personally, I think the location of Bridges of Las Colinas is awful. Really awful. (except for commuting--it would be great for that!) You aren't in Coppell at all. I have no real basis for saying this, but I do wonder if it would be one of the first areas to go if Coppell ISD were ever to change its boundaries.

I haven't heard of Westhaven til now, but it's location looks a little better.

Can't really speak to Lakeside, but there is nothing about it to me that says "run away"

Honestly, I'd go existing construction in Coppell vs new 100% of the time, and 90% of the time in Flower Mound.

I also wanted to add First Texas homes into the mix.

Bella Strada - First Texas Homes; 420 - 500k+. Lot sizes here are 10k sq ft (larger than both the communities in Lakeside or Bridges). Homes are larger and overall you get more value it seems like. The location is very smiliar to the lakeside community.

I vote for Lakeside especially now. The entire community will have only 250 homes and the retail space is going to be a smaller scale of the Southlake square. All 3 builders are selling like crazy. Darling doesn't even have the model open yet and she sold 12 homes.

It's not deep into FM where you get stuck in the traffic congestion, easy access to 121/635 etc.

Westhaven is just too close to 121 IMO. They will have a huge noise issue and I'm not sure if that part is in the flight path of the closest runway to DFW...

FTH in Bella Strada would be my second choice. The floorplans are new for them (thank goodness). Yes you get a lot for your money. Smaller company so there are less hands in the cookie jar, that's how he keeps his prices lower.

FWIW, my parents looked into Bella Strada before deciding to build further out and were impressed by the lots (some of them backed to a creek I think?)

Thanks for the information - First Texas Homes is so appealing because of the lot size you get (12k SQ FT+), there is one lot available that is almost half in acre. I do like the floorplans, just wish it was a little more modern finishes.

This is why I'm torn between FTH or Highland Homes / Darling in the Bridges community. Highland and Darling seem to have more modern finishes that is certainly a draw for my wife and I. Granted the prices for the Bridges community will be 25 - 50K+ because of the location and Coppell ISD.

Since we plan on living in our next home for hopefully 10+ years just trying to make the best sound decision.

I'd go for the larger lot and better location of the Lakeside area homes, then. The LISD schools those neighborhoods feed to are on par with Coppell ISD and I really think the Bridges location is questionable as a benefit.

I do not want to hijack this thread, but looks like the thread creator is looking in to flower mound and coppell areas...So, thought I would post my question here as well...

I am also looking into new houses in Coppell ISD. I find two communities of interest in Coppell : "Westhaven" by Standard Pacific and "Bridges at Las Colinas" by Meritage/Highland/Darling.

For the Bridges, Highland and Darling look to be little out of range as the houses seem to be 500k+. Meritage 50ft lots are starting around $417k + though prices have not been finalized (however, the ones I am finding of interest are $430k for 2827 sq ft, $442K for a 3188 sq ft, and $462K for 33527 sq ft). How is Meritage builder? Is this a good builder to go with?

For the Westhaven by Standard Pacific, they are offering 30, 40, 50 ft lots. I seem to be more interested in the 50 ft lots. Prices have not been decided yet, but the builder is saying $300K+ to $500K+ for all three different lot sizes. So, guessing that 50ft lots would be in higher $400K +.

Between Meritage and Standard Pacific, which builder would you recommend?
And between the two communities, which community would be a good one?
Also, the prices seem to be a bit high, but all new communities in this are seem to starting out 400K+. Though I am financially capable, I am getting worried about resale value. Do these communities demand this price range?

Both communities will be in Coppell ISD. Bridges in Las Colinas where as Westhaven is in Coppell...

I am interested in Elementary school as will be having elementary school going kids next year. Bridges seem to be fall under the new Lee Elementary thats coming near Cypress Waters. Westhaven comes under Denton Creek elementary.

My job is closer to Bridges, but I am fine with distance from Westhaven as well...

Please suggest.

Also, started to venture out a little bit out and looked at First Texas homes in Bella Strada Flower Mound. You get a big house on a very big lot (compared to others)...However, looking at the location, I am leaning more towards the coppell area as my job is closer to 114 and 161 intersection, but I haven't decided yet.

Sorry for the many questions, but I am getting all confused about which way to go

Hi Shan11,

All great questions - From the research I've done, Standard Pacific homes seems to be better than Meritage in terms of build quality. For my wife and I we are going with the builder with the best laid out plan and price for our needs because we feel the difference in quality isn't a huge gap to impact our decision.

Still waiting on the final prices to be released by Standard / Meritage to get better picture of everything. Meritage should have their prices by March 26th (their current prices are mainly for lots in the CFB ISD) and Standard should have their price released by end of next week.

First Texas Homes I feel is the absolute best VALUE - in terms of how much home you get + lot size + Flower Mound schools. But in terms of location - Bridges at Las Colinas can't really be beat (for us). Once final prices are released it will hopefully make things a little clearer on which direction to go.

agree. once prices are release, it would make things a little clearer.

I did look at Meritage plans and am not impressed.

FTH seems to be best value...Though it is a little bit far, I am starting to lean towards this community as the per sqft price is very good. Any idea on FTH as a builder? Good/ok ?
