Home listed for sale in Plano east. 3525 curb stone way in trails of glen wood. It's newer and seems to be updated nicely?

Not sure what makes you think there is something wrong with it. 400K for a house in east Plano is very expensive.

Seems like a very nice house, close to the new high school. As BC pointed out, it is priced a little higher than most.

It has been on the market for more than a month and hasn't sold, so I am guessing the only problem may be price. The seller probably "bought high" for the area in 2008 (before the recession) and may now be trying to make up for it.

Have your RE run comps for the area. It may not solve the mystery -- pricing is a bit of a game these days. Inventory is very low and there simply may not be good pricing info for certain areas.

I'm no expert on this area, but is $78/sq. ft high? That seems low compared to other desirable areas in D/FW. As Rakin said, this looks like a Grand Home from the elevation. Grand doesn't exactly have the best track record (maybe I'm wrong on the builder).

I guess if square footage trumps quality, it's probably a good option. Why not look into a slightly smaller Darling, Drees, Highland or resale Huntington Home?

Well, $600 a month in taxes on top of the mortgage, HOA, insurance, etc would discourage me. It looks like taxes go up about $400 a year, so in ten years, you are going to be paying around $12,000 a year. If that doesn't bother you....well...

A lot of people live on top of one another and have no yard, but personally, for that kind of money, I would rather go out to the country and buy some acreage and put a modest house or even a manufactured house on it and have the privacy (and much lower taxes). But that is me.

I am no expert either, but I have always heard that anything below $100 a square foot is considered low.
