Accepted a new job in Coppell, TX (office is between 635 & North Lake).

I have been working/living in NJ for the past 9 years and this will be my first venture out of NJ. My current commute in NJ is 1.5hrs each way. I have two kids – 4yrs & 2yrs. They are attending private Pre-K in NJ.

I’m planning to rent for couple of years before start looking for the first home to buy. Things I would be looking for is
- Kids friendly - parks, schools
- Short commute to office (15 to 30 mins)
- Quite neighbourhood
- Indian population

Any help is appreciated.

The valley ranch area that's zoned to Coppell ISD would be perfect. Short commute and a huge Indian population.

What rent can you afford?

I'm paying $1450 in NJ and it includes heat and hot water. I pay for cooking gas and electricity (avg $85)

It seems almost everything in TX uses electricity and less gas -at least based on the online rental sites. Also read in the forum that during summer months electricity bill can go up to $200.

Is it possible to get a good rental property for $1300?

You can get a 2 bedroom apartment for that price, but finding a house for $1300 in the area you want will not be possible. You could look in Lewisville and you might find one, but the schools will not be nearly as good. You really need at least $1700 for a house.

Electric bills are notoriously high here. Expect $150 a month if you average bill (we do), or up to $300 or more in the summer when it is very hot. Apartments are notorious for not being very energy efficient, especially the top floor.

Not really. That's pretty standard pricing throughout DFW. The only cheaper options will be older, less-desirable neighborhoods with higher crime and iffy schools (older parts of Irving, NW Dallas, etc.) You would do better to rent an apartment for at least 6 months and get familiar with the area.

Also look at apartments in zip code 75063 that feed into Las Colinas Elementary. Those apartments are on the south side of hwy 635 along Regent Drive. Lots of Indian families and LC Elementary is a very highly rated elementary school.

Townlake is the only apartment complex in the heart of Coppell. They are nice enough. Riverchase and St. Marin are close by. You might as well look in Valley Ranch as well, though...it's close and the schools are still zoned to Coppell if you stay west of MacArthur (though be sure to verify)

Every so often a rental in the Meadowridge townhomes comes up. They are usually 2 beds and would fit your budget. Worth keeping an eye out for.
