Moving to Dallas from NJ (another one) the wife hates the cold up here. We have 3 kids 4, 6, 8. Looking for a home in the 350-500k price range, seems to be quite a few homes in the 75082 zip code. How is this area of Richardson?

"75082 is awesome ... for 250-400 but not so hot for half a mill and up homes." ~ My Realtor

Another thing that he mentioned was, "PISD academies are resale warranty for that area.".

I lived in 75082 prior to moving to Austin. It's a great area, though I call it the "red-headed step child of Richardson" because the cops and security don't come around very often, but then again, the crime is very low. Not sure why you wouldn't buy one of the half mill and up homes as they're very nice. Many higher end builders built the higher priced homes. The schools are exemplary rated, at least they were when I was there, and I can't image that they lost the ranking.

It's nice enough...newer than most of Richardson if that's what you're after. Kind of underserved by supermarkets and big box retail but those are easy to get to on the PGBT (a toll highway). There will be more retail as the State Farm site on Renner is built out through this year and the next. Great highway access too.

Actually there's a kroger at the next light at Los Rios, Target and Walmart to the South on N Garland and another Kroger at Shiloh and 190. None is more than an 7 minute drive from the center of 75082.

I get the crime stats from the PD monthly and it's a very low crime area. And we actually see officers out quite often, including one officer who has patrolled the area for several years.

Bombay Doc could you clarify what your realtor's comment meant by the PISD academies comment? The schools in that feeder are very solid and where Williams was a weak link for a long time, they seem to be improving now that overcrowding is no longer an issue.

I've seen that Wal-Mart and that Kroger; eeeeeeeeeh they're not the best. That Kroger at Shiloh and 190 is really small.

I'm not sure but it sounded positive not negative. He kept mentioning it as Richardson, with Plano schools and Frisco homes. However, he suggested that Willowbend location & Plano West Senior School is the best package available on north side of Dallas ... for high end properties.

He himself lives in Bluffview. Is that a town or a neighborhood?

Can I ask the last time you were at either store? Because they just renovated the one at Los Rios and it's a solid grocery store. Far better than the Tom Thumb further west.

And the Kroger at Shiloh expanded into the space next about a year ago. It's about the size of the one in Plano and Sachse now.

As far as Walmart goes, well I don't go there, but a lot of people do like Walmarts. And it *is* available. As is the one in Murphy past the east end of 75082.

It's a neighborhood that is served by low end DISD schools. Most of the residents in that area send their children to private schools.

I've said this before about that area (I work in that zip code and would not live there) and I'll only say it once and bow out, but a 7 minute drive to a grocery store is ridiculous in DFW. It's not like you are winding through narrow streets either - it's 7 minutes at 40 mph. And that 7 minutes during the lunch hour is longer than 7 minutes.

However, I think the State Farm development will be adding one, and that is a legitimate drive, less than 2-5 minutes from the zip in traffic.
