I saw an ad (two actually) on CL for a beautiful home in McKinney for $1000-1100. Does this seem realistic? I will try to get with a realtor (property management co., etc) to find a home if I go that route, but it seems homes closer in are more expensive for less desirable homes. I'm not looking for huge, would prefer 1,000 sf or so for under $1200.

If this seems real ($1,000 home in McKinney) I would totally commute in order to get one if I get a job further out of course.

I just don't want to get my hopes up thinking I can find this when I get there and find out they are scams. The ad didn't say anything about rent to own.

Also, aside from CL, Trulia, etc is there a website for property management company rentals that are summarized in one site? Or do I just need to look at all the (hundreds) of company websites.

Well, there aren't many homes in McKinney that are 1000 sqft. For perspective, the house next to me is owned by an investor who rents it out for a year or two at a time, he just rented it again this month and he was asking $2100 for a 3000 sq ft house.

At 1000 sq ft, that's mainly an apt size in north TX, not a detached home size. You might find some condos that size/price.

My apartment is 1250 a month. When moved back here few months ago to McKinney, the rentals that were decent in a ok area were around 1500 a month for about 1400sft.

Ok, so this ad for a 2500 sf house for $1k in McKinney is probably a scam? Thanks McKinney... I don't need one for 1000 sf, just saying I would go that low if the price were lower but it sounds as if I won't be finding anything for $1k

Thanks veuvegirl, I will check that out. Mike, I am considering options besides an apartment. After dealing with the upstairs neighbor I have now I am really wanting to spend more to get into a house...I don't know if it's worth the extra $$ though.

That's sounds way to good to be true on the house, unless its a real bad area, but even then sounds to low. There are some great apartments that are new at 121 and Lake Forest that are really nice. They even do my laundry and have breakfast Monday thru Friday as well as valet trash and dry cleaning. My apt runs a bit more because I have an animal and its 2 bed rooms.

We're paying $1395 for a nice 2500 sq ft house in Northeast McKinney (near University and SH5). Small lot, zero lot, lines, average to low end building grade, but it is pretty big and nice by rental standards.

I did see smaller homes in the sub $1200 range, but mostly townhouses.

We're moving out in about 7 weeks, so it will be up on the market again. My guess is they'll jack the rent to $1450 or higher. There was a nasty tenant living here when it was up for rent previously so it didn't show well.

Are rents going up with the housing prices or are they stable from about a year ago, anyone know?

These sites don't report out trends, but maybe I missed that.

if its more than $150 below typical rents than its sure to be a scam.

Some owner landlords charge about $100 below market for rent houses. Its worth $100 below market to get good tenants and not pay a property management co .
