Haha! I meant repurposing instead of downsizing. As much as I love my neighborhood, I wouldn't want to maintain a huge house just for myself.

Guess I depends on amount of space. I am seeing a lot of customers downsizing. How is someone going to re purpose 3500 plus sqft.

Most of my empty nesters actually buy larger homes. One, they are preparing for future grandchildren, but two, they look at this time as the time to get what they want and spend money on something nicer. Kids "ruin" things, and they can now get what they want.

Im not seeing that at ALL. About a third of our sales in McKinney are people downsizing. We haven't one person over 50 coming in to buy a larger home then the were already in.

I have one under construction right now with a 3200 sqft home, coming from a 2500 sqft home. They just attended their oldest son's wedding this weekend, and are in full force to expect grandkids soon. The entire upstairs is geared towards these future grandkids spending the night with large bedrooms and gameroom. The couple will "live" downstairs. Their family will visit for the upstairs.

This is very common with my clients.

We built a home larger than our previous home - a few years after our daughter moved out.

There's very few homes on the market that have a 3 car garage that aren't also attached to a 4 bedroom home. We also wanted a media room and an office. Not the converted bedroom that we had at our old house. (although I now have a converted bedroom for my office as well)

I really feel like there's a gap in the market for empty-nesters who want a nice home with nicer amenities, but don't also need 4 or 5 bedrooms. We found some zero lot properties that had that, but had nothing for garage space. We wanted a decent size lot for a patio and yard so we ended up getting a larger house than we actually needed just to get the things we did want.

Our biggest seller(by far) is a 1.5 story at about 2440 sft. even though our sqft goes up to 3500.

Just described my parents perfectly, in McKinney. Went from 3200sq ft to 4900sq ft, for grand kids and to host family.
