It can take more than 72 hours to review multiple offers, get the contract negotiated and status changed in the MLS

I'd bet in many areas 80% have a contract in 72 hours.

I've only been gone from Texas for 20 months and already I look at the last apartment I rented and the rate has gone up 250 per month! An apartment I rented back in 2010 for 700 is now going for 1050. That's insane! Texas is getting pricy.

Every realtor that brings clients thru the door at my office in Mckinney, if the house is below 300k, say they are gone within 48 hours.

I know someone whose very reasonably-priced Prestonwood home, zoned to desirable schools and in excellent condition, has not sold for three weeks so far. They've had one lowball offer and are considering dropping the price.

The hottest market is under about $400-450k where the average buyer is found.

I would assume Park Cities is pretty hot also.

The house in question is in the $350-$400k bracket.
