I read on a Facebook page today that the Brewery Building at 703 McKinney is being demolished. This building once housed the now defunct Newports restaurant and the legendary Starck Club. All I could find was a few things about it had been sold to the same developer building Preston Hollow Village, and that it was being "redeveloped".

Does "redevelopment" mean it is in fact being demolished or does it mean they will somehow keep and renovate the Brewery and build around it ?

Any real estate insiders know exactly what is to become of this building?

I don't know for sure, but I also heard this. Wish they wouldn't. Aside from Starck (Lord, those were the days!) it's an historic building.

That's what I thought. Isn't it a part of the West End Historic District? If so, then can they just tear it down.

That building has some unique features that you don't see in most other buildings. How many buildings have a well and a maze of tunnels that date back to the Prohibition years? This one does!

Here's an article from back in August.

Downtown Dallas’ landmark Brewery Building has attracted interest from a developer | Dallas Morning News

I believe the sale to Provident was final in December.

I thought they were going to renovate the building and then build on the large parking lot on the site with a residential building of some sort...Maybe tear down a portion to better connect everything.

Looks like they are about to bring in the wrecking ball. The fences are up.

Good riddance really; the building's original features have long since been modernized. Look at the place--the vacant, black contemporary windows. What would be saved? It's isolated from other older infrastructure by a freeway. I'm all for old, but what are you saving there?

It's said that the developers tried to incorporate it into the new plans but its period attributes were long since neutralized.

The owners have reportedly removed and saved the Starck doors, which could end up repurposed in their original state. One of the ideas is to remount them somewhere inside the new development along with some declarative historical reference material.

I agree, but it's cool that they're saving the doors. The area rents are going way up and rental vacancy in Central Dallas is so low. There's very high demand for housing in this area, so this land will be put to good use.

Steve Brown from the Dallas Morning News has written about this project several times:

Demo starting on Downtown Dallas’ Brewery building in West End | | Dallas Morning News

Quote:
The Brewery has been extensively remodeled and expanded over the decades looks nothing like the original building.

The only surviving feature is a brick lined artesian well in the north end of the ground floor that was featured in the Newport’s restaurant which once occupied the space.
New projects will bring more workers, residents to downtown Dallas' West End | Dallas Morning News

Quote:
“Our project will be mostly apartments with the possibility of a small amount of retail,” said Provident Realty’s Leon Backes. “We liked what Trademark Property is doing in Victory and what Fairfield and Granite have going in the West End.

“We’ve got a large site with great views and terrific entitlements — with lots of exciting things happening around us.”
