First of all, i appreciate ya'll's valuable time in offering me suggestions.

Just wanted to give you all an update. My last few weeks have been extremely busy hunting pre-owned but a good house these days hardly last a few hours before it goes into a contract. Its the seller's market at the moment.

Regarding, ALH in Barcelona(McKinney) that seems to be a disaster. What happened is, we have been waiting for this community since Jan 2014 and regularly kept checking with ALH administration about pre-selling and when the actual time came for pre-selling, they told us they will send out a "ready, set, click" email this coming Tuesday and whoever clicks first gets to sit with us to write the contract.
They sent that email at 11:00am and we didnt receive it until 11:25am and finally got an opportunity to click it by 11:50am. After a week, we were told we are #28 in the waiting list and ALH developers are only allowing them to write 4 contracts per month and expect to be called in December for your #28 and also expect that prices will increase 4-5k per month. I was like WTH. We have been waiting for the last 6 months and now we are being told to wait 6 more months and with base price increases of 25k-30k. Can you believe it? Utter nonsense.

Now, I am again inclined to Highland homes in villas of pecan creek. Highland in east plano seems to be treating us sensibly. The only thing that bothers me is, is 300k+ home in east plano a worthy investment? Will I be able to sell without facing loss? But then i researched and found, even east plano is pretty much built-out. For comps, appraisal inspectors can look at enclave, glenwood, oak point estates, and many other communities where homes have been in the 300-450k range. So, appraisals in the future, say 7-10 years from now wouldnt be that bad. I am atleast planning to stay here for the next 7-10 years for sure.

I love east plano for its diversity, good commute to downtown dallas, good schools (not the best but relatively better than most DFW.) What do you all recommend? West plano is expensive and even a 1990 house seems to be selling at 350k these days. If i stretch myself to 350k, i won't be even able to afford repairs, thats why I am leaning to Highland homes( solid builder with excellent post-sales service) over a 1991 west plano house. I know its a never ending debate but highland homes in east plano seems to be the best option for me keeping all my priorities in consideration.

Any thoughts?

I live in East Plano and have started looking at houses around the neighborhood. I did speak with the Highland Homes rep there and AFAIK there are no homes under 300K. With options, you are definitely looking around $350K. Are you considering a pre-owned home in the area? That might give you a better bang for the buck.

Highland builds solid homes, you can find their pre existing homes with PlSD schools, within your budget near Cisco in NE Richardson (75082). It's a great pocket area with lots of Cisco families living there.

Or you could go with a preowned updated in central Plano for 239K.

The house is in the Thomas elementary and Carpenter middle school zoning , those are some of the worst schools in the area, not just PISD . Thomas is a military style school that only teaches the test and Carpenter has one of the worst reputation academically and socially.

I have looked at pre-owned but most of them are built b/w 1982 to 1994 in Plano. Most of them dont have open floor plans. Low ceilings, cornered, closed kitchens, a peculiar wet wood's smell, unless it has bene receiving moderate sun, many of them are way over-priced than their assessed value and I dont think its a good idea to buy a house at 250k which has been assessed between 175-180k consistently for the last 5 years and was built in late 90s.

When I went through all this effort, I felt, new will be also over-priced, but if the plan is right, and what I seek is coming as standard features at no extra cost, and with all the warranties, then wouldnt this be worth it? Especially, when a builder is known for its build quality and post-sales service.

This is what got me looking into new homes. American Legend builds good homes but their selling strategy is extremely poor and to me, kind of unfair and senseless. Highland is by far, one of the best.

To be honest, $250k is a limited budget for Plano or any desireable city with good schools and good location. You may need to drive longer towards a less desired location and school district for your housing preferences.
