The areas around Mockingbird are starting to see teardowns, and there are no restrictions. Who knows where that will go. It may be possible to build new around there also. So you could look for the smallest house possible around there (many are two bedrooms) if you really want a new home.

It's going to be very hard though, to beat the M-Streets with its location and atmosphere. I think you will have a better chance at higher home appreciation in the Lakewood/M-Streets area.

Even if you are in private schools you might consider that the public schools are very much on the ascendancy in the Lakewood/M-Streets area (with IB, etc) whereas there may be some question in LH. I'm sure someone will chime in on that!

JLD is doing a lot of teardown/rebuilds in the Gastonwood area of Lakewood elementary. Price range is about $600-650k for ~3000-3300 sq ft, 4 bed or 3 bed. We considered them for awhile and then decided to buy an existing home. JLD Custom Homes - Dallas, Texas - White Rock Lake, M Streets, Lakewood, Forest Hills
