Every single road in DFW has heavy traffic during rush hour, there are almost no exceptions.

The funny thing is, our "rush hour" traffic now spans from 3:30 pm to 7:30 pm. I miss the days it used to be from 5 to 6.

Agreed, but there are differences. I-30 is better than 635, etc.

I agree that rush hour is definitely more than 5-6.

Let's narrow this down quickly:

🔹Euless (23)
🔹University Park (24) - not in your budget
🔹Bedford (26)
🔹*Coppell (26) - not in your budget
🔹*Grapevine (29)
🔹Hurst (33)
🔹*Colleyville (36) - not in your budget
🔹North Richland Hills (36)
🔹Haltom City (37)- no clue where this is, FW side of metroplex, I guess?
🔹*Plano (38)
🔹Mansfield (39)
🔹Watauga (41)- no clue where this is, FW side of metroplex, I guess?
🔹Saginaw (46) - no clue where this is, FW side of metroplex, I guess?
🔹*Flower Mound (36) - not in your budget

This leaves us with :
Hurst / Euless/ Bedford
Grapevine
NRH
Plano
Mansfield

Plano is WAY too far. Over an hour in very slow moving traffic. Scratch that.

I think HEB is too far due to some long term construction projects.

From that short list, Grapevine has the best schools. Mansfield's are ok - not the best, not the worst.

The easiest and best option isn't on your list : Southern Arlington, zoned for Martin HS and it's feeder schools . Martin is the only high school south of I-30 that can "hang with" some of the best north side suburban schools. The average home there is $250k so you should see many options in your price range as well. Fairly simple commute via either I-30 or I-20.

Google maps is showing a 40 minute drive now (noon), so well over an hour in rush hour. Traffic would be very slow moving out of Flowed Mound and on I-35 straight into downtown Dallas.

Thank you for that awesome breakdown TurtleCreek! And for shortening the list considerably! ;-). Adding S. Arlington to the list...

It's 4 in the afternoon(30 minutes after your "rush hour" started). Look at all that CRAZY traffic on the Tollway, haha!
