Very good points TX75007.

It is hard to judge how the schools would look like 5-10 years from now.
With companies moving to West Plano, communities and schools in Carrolton and Colony might just catch up with rest of the metroplex.

So phase 8 feeding into Colony schools might not be such a bad thing. But like you guys said instead of paying premium for newer home, older home in bigger lot might be better option if buying new is not important to buyers.

There is no lottery with Highland Homes in phase 7. Just first come first serve. ALH has a lottery.

Highland never opened with a Lottery. Only ALH. There are still 30 avaialble lots with Highland to build on in phase 7.

Castle hills northeast (Josey and 121) will start selling soon.
When I drive on 121 I see construction picking up.

It does not however feed into good schools (Peters Colony Elementary, Griffin Middle School and The Colony High School) and it will be close to several apartments and commercial.
But with companies moving here (toyota) etc, they may sell a lot anyways.
It all depends on pricing.

What do you guys think of this location and schools?

Depends on the pricing. If they are discounting OK but at high prices I would go elsewhere.

Default Castle Hills Phase 8 (American Legend & Highland Homes)

So, wanted to check if you had any thoughts on the floor plans and pricing that American Legend has put out for Castle Hills Phase 8 (near Super Target). Pricing starts in the low 300s and goes up to a little over $400k.

Location, as you know, is right off of 121 and there seems to be some demand in their pre-sell process. Any thoughts? I've been told that there likely is going to be a lot of appreciation in these properties.

Location is nice but schools are not so good.
Pricing is too high in my opinion. For same price you can buy in Frisco ISD.

Thanks Aggierk.. Agree with you - the schools for this neighborhood aren't rated very highly. However, schools aren't my primary concern at the moment - I know it's just my case and not a general statement but my toddler still has 5 years before she goes to school and I'm hoping that by then the schools improve or re-zoning occurs. I think they are considering construction of a new elementary school nearby too.

With that said, I was thinking that location itself possibly justifies this kind of pricing - close to the airport, shopping, castle hills amenities etc., Also, given the likes of Toyota moving nearby, I'm hoping that these prices see upward movement in the next few years if I do buy a home here.

I'm looking at the Castle Hills map, and all the newest phases have no amenities -- not even pools or kiddie parks? Located next to an expressway and so far from everything they boast is wonderful about this community would cross these new phases off my list.

Trading on their name only now I'm afraid. You should see how little HOA is enforced around here. People don't mow their lawns or anything. Hell I stopped taking good care of mine too.
