Currently we are selling our property in West Plano to move to either Frisco or Allen and recently received an offer on our house to sell. We are selling our property since its a old and we are wanting a property with a pool or at least have community pool. The current location is perfect for us as everything is close by. After receiving the offer we started to look in the lower Frisco area and found that new build prices have really really jumped high so our budget for new build in Frisco is a bit tight and we wouldn't be able to buy equal to our current house. We then started to look in Allen and Plano and noticed that there were tons and tons of properties on the market in Allen especially around Mary Evans elementary school area like everyone is trying to move out. I had my eye on that neighborhood for a while but never saw this many houses out for sale. We also looked at West Park Estates the new build going in at Custer and Park and that seems to be very popular as well with the current build out all sold out.. and I know that we definitely do not want to be in East Plano and want to be near the tollway/121 as much as possible.

What would your suggestion be ? West Park Estates/Allen/Frisco ? where do you think the property value will go up the most from the recent announcements of companies moving in and where do you see that's not inflated into a mini bubble like all the new builds ?

We just moved to Allen, houses were selling in a day during the spring. Now it is a couple of days. We absolutely love the area!

If you have children then better to stay in PISD. I have friends in Mary Evans area and they are trying to get out of there as well.

FWIW, buying new at height of the market may backfire. Look at newer existing homes with pools. New pool isn't a very wise investment and community pool isn't all what it's cracked up to be if you like privacy, hygiene and ease of access.

We ended up moving to Twin Creeks. The newer developments seemed to have much smaller lots.

We looked at Frisco/Allen/Plano and for the 400's the lots have decreased alot.. the most that we would be able to afford would be something like 55-60 lots.. with hardly any back or front yard

You should also look at Murphy , on the East side of Plano. The lot are a bit larger and you should find a nice house for your price range.

I prefer West Plano but there are nice neighborhoods in all three parts. All three senior highs are strong though PWSH is obviously in leading position. If you can find a good deal on West side then go for it.

I wouldn't recommend Murphy location for someone looking around 121/DNT. Have you explored Plano's area east and west of DNT that sits between Legacy corridor and Preston Hollow? Great location and solid investment.
