When a new apartment community, retail development etc. opens in DFW, the popular method of branding is to call it "upscale."

I hear the word enough to feel that it must have a meaning beyond 'nice' and 'expensive.' Any thoughts from other Dallasites?

It must mean new construction. I can't think of any new development that I have seen without being labeled upscale. It has lost all meaning, when it comes to apartment construction.

This applies to new construction in any city.

The same goes with "luxury." It seems every apartment calls itself luxury nowadays. It like "breaking news" on TV. Lost all meaning

I consider "Upscale" to mean the use of materials, fixtures, appliances and finishes that far exceed conventional mainstream stuff you would likely see. To me for apartments, it would mean faucets that are nickel or oil rubbed bronze and either widespread or single lever. Countertops that are stone or solid surface, flooring that is stone, good tile, or wood (no carpet). Bathrooms that have countertops and sinks that are no faux marble or formica; garden tubs, etc. Kitchen appliances would be digital or have several selections, self-cleaning ovens, etc. Patio doors would have multi-pane looks or be french-type doors.

It's a marketing term that has no direct correlation to physical features. No apartments advertise as being "low end" or "middle of the road"

As far as what it's supposed to be... I consider upscale to be built with components that are not builder grade, with custom touches throughout. But yes, that term is thrown about far too often, and most of the time it should not be.

A great term for restaurants with mediocre food use to bring in the yuppies. Reviews that mention "people watching", "exclusive" or "decor" serve as a warning flag.
