How is the feel in Farmer's Branch though? Is it a city vibe and does it have a proper downtown? Or is it at least an easy drive to restaurants and stuff? I guess I'm judging it based on the "Farmer" in it. Irving is definitely a suburb but that might be workable if we're really close to at least one of our workplaces.

Farmer's Branch is an old burb like Irving, Richardson, Garland. Some really sweet old houses and a good location to the city. It has a little old area that's a less developed downtown than you'll find in Irving or Carrollton or Richardson. It would be a really tough commute to Arlington.

North Oak Cliff would be a good choice - you should investigate. I think the next big thing will be the houses along Garland Road on the east side of White Rock Lake. But that's not really convenient for your job locations.

If you want to be in Dallas proper, Lakewooder is correct. NOC would be a good choice however, prices of historic homes (Tudor and Craftsman architecture) are rising quickly in the more established neighborhoods.

I would suggest checking out the Old Oak Cliff Conservation League for more info on neighborhoods.

I know Irving really well. These listings, based on location, are worth checking out. Most in your price range are not in locations I'd recommend as far as resale. Sometimes you can find a fixer on the edge of University Hills....that's a really great area, just not usually things under $200K.
