My husband got a new job in Gainesville so we thought Hickory Creek (about a 45 minute drive) would be an ideal location for us to live in. We didn't want to go too far into Denton. We're renting now but considering buying very soon. There are a few developments happening here. There's Enclave, Steeplechase and, a little farther up in Corinth, there's Pecan Creek. All of the homes are around $300k. Hickory Creek seems like a very quiet neighborhood, but there is a lot of construction happening on Swisher Road. I heard from a few people that a lot of retail store will be coming in. I don't know if this is reliable information though.

My question is -- Is Hickory Creek a decent neighborhood? Is the future promising here? We're totally new to this area so any advice will be helpful.

Also, how are the taxes here? I know someone wrote in another thread that Plano has the lowest tax rate? I would love to live in Plano or Frisco since they have great schools there (we have two toddlers) but the commute would be terrible.

Seems like they are about average in taxes. Prepare for massive traffic from 35 project to come. I think its a typical decent suburb with decent school and decent home prices, nothing special but it sounds like it meets your needs. I don't see how the area can grow faster than average in dfw metroplex. They are suburbs of Denton imo so their growth will depend on job growth in Denton which isn't as bright as Dallas, plano or fort worth

Check out Argyle. The commute to Gainesville would be similar (plus you can go 35 west) and the schools are okay. I'd put them at the same or probably better than Lake Dallas ISD (where your kids would go)

Lantana might be an option too.

But no, there is nothing particularly wrong with the area you are looking in
