We are thinking of retiring in Texas from Indiana (our only child is getting married and moving to Richardson). Can you tell us the pros and cons of frisco lakes versus robson ranch?

If Frisco Lakes is the one off 423, the traffic is H.O.R.R.I.B.L.E heading north starting at 4:00 pm until after 7:30. There are 2 lanes that lead up to it and it merges down to one lane. With the HUGE growth that happened in NW Frisco/Little Elm, nothing has been done to widen these lanes. So you have what used to be, just in Little Elm, 3000 people in 2001 to over 25,000 people today and God only knows how many in the huge housing boom that is NW'ern Frisco, all those people cramming into a 2 lane road.

They did widen part of the southbound lane, so it's not AS bad in the morning, but no matter if you drive east on one of the roads toward the Dallas Tollway or south to 121 or farther south to wherever, there is traffic, traffic, traffic.

Where will your jobs be? If they're in Plano, Frisco, McKinney or Allen (or any other such near, northern suburb) - driving shouldn't be a major concern. If you or your significant other work downtown - IMO, neither are viable options unless you like spending 70-90 minutes each way in the car.

You might want to consider Heritage Ranch in Fairview.
I don't have any personal knowledge of the place but I drove through it once and it looked pretty nice.


With the new HOV lanes on Central, its actually pretty fast to get down to Richardson even during traffic to visit your son in Richardson.

No matter how much you hear and read from people who know the area, the best answer will be from residents who live there. I recommend that you look up some of them and give them a call.

BTW, Frisco Lakes is offering a 3 night stay with access to all the amenities to people interested in living there and want to try it out for $89 a person but only up to 2 persons until March 1, 2008... This might be a good opportunity to try it out if you visit your son in Richardson between now and then.

I don't know that much about Frisco Lakes, but I live at Robson Ranch. If you are an active senior, not a couch potato, then this is a great place to live. Golf, tennis, too many clubs and groups to mention, etc. And there are a lot of resales that are below what it would cost to build.
