We checked out Darling Homes in the Classical Series there recently. The neighborhood looked great, clean, and relatively unique vs. the cookie cutter subdivisions you see out here. Pros (Darling example) was that a good amount of stuff is included as standard (e.g. wood floors in many areas, dbl ovens, etc.).

Cons included the location and it did seem like there weren't too many young people. Wife and I are 31, no kids, so we wanted to at least see people under 40 there. Not to say NV is geriatric, but just from we noticed. Obviously, we could be wrong here bc you can't observe all the demos in 1.5 hrs in a community.

HOA is $1800/yr FYI.

I have the same impression at least in the home series with just patios...

Thank you this is all helpful. I really like the style of the homes! But I also want to be in a neighborhood with lots of children, I guess I will go back to looking in Lantana.

I sold 2 homes this year in NV. One was from Belcaire to a couple that have no kids and they travel extensively. The other one Darling was a couple in their early 30s with 2 small kids. Mom/dad work from home so commute is not an issue for them. They love it there.

Newman Village just got a brand new elementary school opened this year. Seems like plenty of kids. It will be a number of years before the class sizes reach capacity. That would be a bonus for me.

As far as the gates, it is my understanding that typically the gates in those communities aren't guarded or locked full time until the community is completely built out.

I looked at NV while in Frisco this past summer (june 2014)...it was nice, and while it was a bit further north than ideal in my mind, I certainly wouldn't say it is too far out at all. Also, a local friend there recommended it highly...she is in a nearby neighborhood. I can't imagine any subdivision in Frisco lacking for young children considering the median resident age is 33-34ish.
