Hello Everyone, I am buying a new house and the community I am looking at has two nice floor plans.Since they both meet our needs, I can live with either one of them, but confused as to which one to pick.

Here are few additional details

1) We were looking for at least 3 bedrooms down , both floor plans A & B has it. Notice that floor plan A does not have breakfast room or dining area but it is all meant to be incorporated into leaving area.

2) On top of that, we can/will add a game room, bath and extra bedroom upstairs. That leaves us with 4bedroom + game room +3 bath for floor plan A or 5 bedroom + game room + 4 bath for floor plan B.

3) Floor plan A with added options from # 2 will be about 2600 Sq ft. and floor plan B with above options will be ~2850 Sq ft.

4) Floor Plan A is about 20K cheaper than floor plan B.

I think at this point, we will be more inclined to pick one that gets most likes since either one is fine for wifey and myself.

Go with plan B. Not having a designated space for an eat in kitchen/dining room will be bad for future resale. Plus, using the family room and doubling as the breakfast nook/dining room is very taste specific. 250 sq ft more with plan B for $20k works out to $80/sq ft... that's a good deal.

Plan B. But you may not get the direct view to the TV in family room from kitchen for plan B like you get for plan A.

I like plan A, much more open with a nice Patio.

Are you guys older, no kids or expecting kids ?

No need for a 4 bedroom on this footage of home.
Big mistake IMO is to put too many small bedrooms in a house.
I would bump out the Master.
