You must be new to the business and are giving out bad information.

Home sales prices in TX are Private and any agent who gives out the info without the clients permission should have a complaint filed with TREC.
It's against our Code of Ethics to give out Confidential Information.

You can do a pretty good job of telling someone's mortgage by going to Dallas County Deed Records and pulling the deed of trust. I have done it when trying to figure out the financial situation of the seller and how much I should offer (do they keep refinancing over and over again, did they put little or no money down, etc.). in fact, if you are so inclined, you can snoop on your friends and neighbors- John and Mary just bought a million dollar house, but wait, they have a deed of trust for 900k. I can't believe that they only put down 10%...(I don't suggest snooping, but it is out there for people to see).

Of course, the information is not always accurate. I have a HELOC for a large sum of money. I have never used it, but have it in case of emergencies. If you pulled my deed records it would look like I have two mortgages on my house, but that would be inaccurate.

Yes I stated that wrong. Texas is a non-disclosure state but that just means it's not required to disclose the sales price, not that it's illegal. Client's permission of course.

If the sales price is private information then why do I see the sales price showing for every house in Tax Appraiser's web site...it shows the sales price, the loan amount etc...?

It doesn't. You may be looking at a site that guesses these things, but DCAD (for example) only shows estimates for tax purposes, not the actual sale price and certainly not loan amounts.

There are indeed a few counties that list the sales price of the home. The only way they get this information and post it is because they obtained it from the owners. When you close on a home, most counties assessor's office send a letter to the new owner asking for the price they paid for the home. Most buyers think that they are required to do this and send the info. They are giving permission to the county to use it any way they want to as well.

Appraisal on homes shows co parables in the area and shows what I thought were sales prices for those comps. How is it legal to show sales price for comps given tx is a non disclosure state? Or is this use of sales price permitted?

Folks "pistisan" is partly correct. You can go online at Tax Assessor's website and search the deed of trust for any owner. However, it will not give you purchase price. It will give you the loan amount. In case of only one lien, you can estimate the owner paid at least 20% to back calculate the purchase price. You will not know exact but can have a really good ballpark.
