It's only about 37k people with a range of homes from $150k to $3 million. Very limited home selection of homes in any one price range.

Even in 2009-12 with a slow market, Coppell never slowed and it was hard to get a house there then.

Central Plano is next hot area. I'm not saying that it was ever cold but it is getting unusually hotter.

Can you be more specific when you say Central Plano? Do you mean near downtown?

Disagree with this. Central Plano (between 75 & Coit and to Spring Creek to the north) is still on the slow downswing. It's too far from all the new stuff being developed to the west and east, and there is too much new construction in those areas for all those older homes to be valuable yet. Businesses continue to bail out and the demographics are still shifting away from affluence and Senior High is getting slightly worse. Also the amenities are weak, ie Collin Creek Mall/ 75 area, and public hiking/nature trails.

Not saying it's horrible or anything, it's just not going to be where any hot new business is going to be locating anytime soon or where teardowns are going to start happening regularly. It'll continue to be middle class suburbia for another solid decade.

And it is cold. You can get a $200k-$250k house there that would be twice as much in the hot areas of DFW.

I would say south east Plano (ie, downtown and south) would be considered hot but still very early on the upswing. Fancy businesses are moving in and property between downtown and the StateFarm/Telecom corridor area will begin to be very valuable for buyouts.

Proper and the areas just north of 380. With a lot of companies going to the Frisco and McKinney area, I think most of the growth will continue north.
