CAD is more about value of the house, bigger and more luxury homes would cost more in cra**y neighborhoods while a small $250K condo would still have low tax in nicer neighborhoods. Correct me if I'm wrong but Southlake and West Plano have lower Taxes than Richardson and South Dallas.

The Park Cities has some of the lowest, but you usually find that in most high end neighborhoods in Texas. Lower property taxes, isn't the same as an affordable neighborhood though. When the minimum one can get into a neighborhood for is 600K....it's not affordable.

They're related. When a municipality is very property wealthy, they'll obviously be able to have lower tax rates. More valuable houses don't require additional infrastructure (at least not proportionate to their higher value) so the city has more revenue flexibility.

That was my point. When you're tax base on average are million+ dollar houses per house at 2%, rather than 150K at 2.5%, you have plenty of cash. That is why the rate is lower. What I was saying is lower tax rates don't make the area affordable. It's usually the completely opposite.

Hmm, guess this list is good for those with kids but I wouldn't consider any of these "Neighborhoods".

I messed with the factors to fit my preferences, and it put Colleyville first and Southlake second. Hey, for me at least, it works perfectly.
