Interesting article, but at the same time it makes complete logical sense. Dallas is only the 9th largest city in the US. The fact that we're at the bottom of the top 10 list is not surprising.

It might as well read, 'Dallas slays other top 10 cities when it comes to cheap apartments in bad areas close to the CBD'


I'm also curious what they considered as part of Dallas when coming up with the figures. With the DFW metroplex, seems every study includes/excludes areas to suit their purposes

Ha! I almost stopped reading there as well.

Currently on zillow, there is exactly one listing for an apartment for rent for under $500 dollars at 500 sqft. (A 250 sqft apt for $425).

You get many more results if you uncap the cost and see that 500 sqft apartments are ranging from $600-$1200 a month.

Dumb article that uses Zillow as it's source. It's impossible to find a safe apartment for $480 in any safe neighborhood in Dallas. I don't care how small it is, it's still going to be like $1000.

How does this account for the fact that rents in Uptown are routinely over $1,500 for one bedrooms?

Oh it's certainly cheaper than the other cities (NY, Boston, etc.), no question. Probably not as cheap as Zillow is claiming, but the low prices aren't going to last if the population keeps growing from the mass exodus from the communist states (CA,NY). Once the housing supply dies up (some could argue it's already been happening), the prices will spike accordingly. If the cost of living goes up, that will make it worse too.

I'm a real estate investor, and I believe the exact opposite of the claim made by this article. Dallas has some of the highest rent-to-cost ratios in the country. It is very easy to find nice properties here that rent for over 1% of the sale price. That is not true for a lot of other cities. In Denver, for instance, I've seen $250,000-300,000 properties that rent for $1500. In DFW, $130,000 houses can rent for $1500. So, compared to the cost of buying, I think DFW actually has pretty high rental prices.
