There's buying a $500K home and then there's owning a $500K home. Yes things are cheaper here in many respects but there are property taxes, insurance and utilities to consider.

Actually, I think you would really like Flower Mound. It has more of a rural feel, especially on the West side.

Colleyville too.

And if you really want to go far out, consider Argyle.

So my question is, I saw in another forum some native said that a rule of thumb with Dallas and surrounding areas is that you're always going to find good areas surrounded by bad ones.. is that true? Like go a block or two in the wrong direction and is uneasy? Or are most of the cities mentioned in this thread exempt from this "rule"?

Dallas Proper, sort of. The suburbs already mentioned...no most will be entirely made up of "good" (safe and well kept) areas.

All of the suburbs and Dallas neighborhoods mentioned so far are not like that. There are some gentrifying areas of Dallas that are what I call "block by block" (one block nice & restored, the next one halfway, the next one definitely not) but not the areas recommended above.

Yes, in a huge city you wil have very rich & safe neighborhoods in relatively close proximity to poor & crime-ridden ones, but the two groups don't mix. You would have to purposely drive out of your way to interact/ shop/hang out in an unsafe neighborbood (case in point, the northeastern corner of the wealthiest and safest part of Dallas is < 2 miles from one of the poorest neighborhoods which has a lot of drug activity and violence....that neighborbood has ZERO interaction with the good one. That 2 miles also includes crossing 2 major highways so while the distance is not far, there are existing geographic/psychological barriers in place). Also, the momentum in Dallas's core (downtown & the first circle of neighborhoods extending outward) for the last 15+ years is that formerly lower income/ less safe neighborhoods are gentrifying, not going downhill.

Depending on where the cross fit training would be - my guess it might be during off hours as well - I would suggest Sunnyvale. I moved our there about 2 months ago with my wife, we are 25-26 years old, no kids yet but research suggests Sunnyvale schools are great (though small). You can get some pretty decent lots and homes out there. We recently purchased a home for $460,000 and have 4,000 sqft and 0.7 acres on a home that was built in 2008.

I would say try to stay closer to Dallas than Flower Mound (though a great area). Only reason why is the fact that at some point, you will want to adventure out into Dallas on the weekends/evenings. Sunnyvale is a quick (15-20 min) Uber ride. I believe the rides average around $17 one way. Plus, you are near the lake (Ray Hubbard) and a 15 min drive from Rockwall Harbor.
