Didn't want to steal the other posters thread, so I am making my own.


I live in Frisco now, but I am sick of the lot sizes and prices of homes. I work near 75 and Walnut Hill and drive 35 miles each way (1hr each way). I am not looking for 5-10 acres, more like .25-.50 acres. Nice value for your home.

I am fine with the commute being 1hr (no tolls), but I am looking to live in a more country area. No kiddos yet, but soon (1-2 years).

Anyone know any good areas around DFW where I can get a good size lot in a decent community? I was looking towards Denton/Corinth because it would add maybe 15 minutes to my commute and I am cool with that. I would prefer to live west of the metroplex than East because I have family in Highland Village. We don't want to become swamp people, we just like the idea of country living in a smallerish community.

Price range would be around $300-$350k.

More than 15 minutes. 35 is a disaster. For reference, it routinely takes me over an hour from Spring Creek/75 to that area...and I'm going against traffic until I hit 35.

Corinth might be a little cheaper, but I'm not a huge fan of Lake Dallas schools and it isn't *that* much cheaper over there

Fairview and Lucas are relatively rural but I'm unsure how long the commute would be to your job.

Here's a few listings that might interest you. Fairview is Lovejoy ISD mostly with a little bit of McKinney ISD and Lucas has six different ISDs so definitely check into that if you decide the area is right for you.

Fairview- 2272 sqft house with 4 bed, 2 bath on 1.84 acres in Lovejoy ISD (299k)
Lucas- 2,472 sqft house with 3 bed, 2 bath on 2.04 acres in unknown ISD (325k)
Lucas- 2,060 sqft house with 5 bed, 2 bath on .95 acres in unknown ISD (275k)

How about Canyon Creek area of Richardson? Or, other older neighborhoods there? Find one in your price range with about .25-.33 acre and take your time updating the house. Here's an example (sale pending but this kind of thing)

All the streets in that area are 1/2 to 1 acre or greater. Wylie ISD. Small town feel, particularly in that area of Murphy. But you're minutes from shopping.

I highly recommend NOT living anywhere near 35 if you value your sanity. They've got it torn up and it's a massive nightmare getting anywhere. Complicating things are the fact that the state is also doing construction work on 407 including redoing the bridge over 35.

That's what I thought. I avoid 35 at all cost.

Oh, that is sitting in the back of my mind for sure. If I lived out near Aubrey or Denton, I would take 380 to DNT to Eldorado to Coit like I do today.

I will check out Murphy .

Well, you could also check East Richardson (75082). Much better commute, but doesn't go too well with your other requirement

Unless you see your west side relatives more than 5X/week, I would recommend living somewhere off 75. The drive is far easier and shorter on the weekends than it would be on a daily basis during rush hour,

You have gotten some great advice here- Murphy and Lucas & Fairview (if in your budget) are great options.

Oh. I completely understand.... for some reason, just because they moved down here first, they got to pick where my family settles for the next 20 years....

You don't think I can commute from Corinth to 75 and Walnut in 1hr-1hr 15 minutes by avoiding highway?

How about Lantana area?

Lantana is just as far or further than Denton/Highland Village. The lots also are not very large for the most part. The area around Lantana is beautiful and there are lots of homes on larger lots, but they are all pretty much out of your price range. My parents live very near Lantana--that was the drive I mentioned earlier. It is a BEATING of a drive and I'm not going as far as you. And I'm using the George Bush

And I just noticed this...you aren't going west without going on the George Bush. No way.
