I am excited about starting our life in McKinney!
I used to commute to Plano. It was easy if you didn't mind paying tolls, if you did, then the access roads for 121 move very well too, and US75 isn't a toll road, so you could also take that, depending on where the job/home are.

McKinney's been ranked "Best" city to live in for the past several years by Money Magazine. The topography that developers had to deal with meant that you see a lot of neighborhoods with winding, curving streets, and different elevations, which is very hard to find elsewhere in the suburbs.

To drive from McKinney to Love Field on a TOLL ROAD, and waste 2 hours DAILY, is ridiculous. There are other cities that are just as nice, yet closer and not on a toll road.

If the OP is hung up on getting a new house for under $250k, and doesn't care about their commute, then good luck with that.
Then don't call it a rural community.

We've already hashed out the time of travel for the OP. It'll be about an hour a day... which is about the average that everyone shoots for. Most of the other cities listed are NOT as nice, and are the reason why those areas are not appreciating nearly as much in value as other suburbs.

... commute to love field is 20 min. I currently live in this neighborhood, and looks like this or homes like this one may meet most of your criterias. JJ Pearce is a solid HS, and if you want to look beyond 12th grade, University of Texas @ Dallas is within biking distance.

You got me there, little do I know you can fit a 4 bedroom house in 1800sqft. I've always been use to 2 bedroom apartments being ~1800 sqft so damn

I appreciate greatly all of your responses. This thread has given me plenty of options, and has been entertaining! It's a lot to take in, but I will read it over and over until it sinks in. I'm not hung up on a *new* home, I just wanted to keep it newer. Thank you all! I couldn't have asked for better responses.

Google maps puts it at 35 min from a neighborhood not too far from Custer/121 that is in the OP's budget. They are calculating driving at the speed limit, by the way.

There are currently 21 homes listed on Realtor.com between $200-$250k with 4 bedroom. Took two seconds to find the impossible.
Sure but the drive isn't happening in 45 minutes reliably. I live 4 miles north of Love Field and it takes a full 12/15 minutes from here to Mockingbird and Maple in the morning.

121/Custer to the same area isn't happening in 45 mins. except by air..............it's 30 miles or so.

Unless your name is Matt Helm, Batman or Mario Andretti 121/Coit to 121 and DNT to Mockingbird and then Love is NOT HAPPENING in 45 minutes in any kind of traffic.

121/Coit to Stacey or 75 and then south to Mockingbird across HP is worse.

How is that commute 20 minutes?

Did you not read the OP's post? It's at 10pm to midnight. There is NO traffic.

I 100% agree with you and your times.

You'll be looking at 300k plus for decent houses in the areas you mentioned. It's no longer cheap to live here due to all the recent invaders that have drove the price of everything up. You could always live in the ghetto-ish areas if you want to save $.

I lived for years in Frisco and have lived the past 2 years in McKinney. Both have positives and negatives. McKinney is the best choice when choosing between the two. It's much more appealing visually(landscape, mature trees, less commercial construction). The smart choice is to buy and live in beautiful McKinney and make a short, 10 minute drive to take advantage of the commercial and retail offerings in either Frisco or Allen. You can enjoy what the other cities offer without living there. McKinney was rated the number one place to live for a reason so take advantage of it if you can afford it. Commute to either Love Field or DFW is less than 40 minutes off peak traffic hours to either airport from McKinney which is great.
