Quick story about Fair Park. I was driving out from a concert at Fair Park, had a drug shoot out right next the line of cars exiting the facility. Kessler area is further south, but better neighborhood,.

You will also find a lot of small, cheap houses in the SE part of Dallas known as Pleasant Grove. It was a blue collar area back in the 1950s, and has basically gone downhill ever since. The burglar bars on the windows there are not ornamental.

Add West Dallas (75212) though this could start gentrifying soon due to the Trinity redevelopment. It's already started at the Trinity Groves restaurant complex. South Dallas (75210 and 75215) also fit the bill and are really very well located. Gentrification is slowly starting to creep into these areas but I'm not sure it will ever fully take hold or take over.

Otherwise, just drive down 45 to 175. Take any exit and drive a few miles in any direction. South Oak Cliff (75216), Pleasant Grove (75217, 75227), the area of Dallas that was once called Kleberg until it was annexed in the late 1970s (75253), as well as the cities of Balch Springs (75180) and Seagoville (75159). There's also a very small city and surrounding unincorporated area called Combine near Seagoville where there are houses priced in the 40s-60s.

All of the above mentioned areas are in Dallas County with very cheap real estate. Highway 175 is where you should be driving to find what you're looking for.
