Hello all,

My family is most likely moving to Dallas in August. The potential job is located near the Galleria (LBJ and Dallas North Tollway intersection). I'd like to keep the commute down to a maximum of 40 minutes one way, but would much rather prefer 20-30 minutes. Can you give me some neighborhood recommendations to look into?

Our criteria is as follows:

Budget: $200-$250K

We need at least three bedrooms and school district is important. My daughter will be a 3rd grader and my son will be Pre-K age. We'd like at least 1500 square feet and don't want to have to completely remodel the place, i.e. no 20 year old carpet, cheap wood paneling. Some outdated features are fine, we can fix that over time. Just need something that is move in ready. Obviously safety is a major factor as well.

The neighborhoods I've looked into are Country Place in Carrollton and a few neighborhoods in Richardson. I've also looked at areas of Plano and Allen but am worried the commute might be too much.

Any input is appreciated.

at rush hour yes. and tollway fees will add up quickly.

Your budget really puts you in a tough spot as the 20 minute commute + great schools is pretty much going to run $350++. Some thoughts:
1. I don't know the schools in Carrollton-Farmers Branch well at all, but those are lower priced inner ring suburbs that fit your commute criteria.

2. You could also look in Richardson east of 75. It's the least high school feeder in RISD (to Berkner HS), but homes are in your budget. I'm sure there's at least a handful of well regarded elementary schools there. DO NOT look at any homes near Richland Community College- very unsafe neighborhood.

3. East Plano is the cheapest part of Plano ISD which has very good schools. It's probably over your 30 minute commute preference since it's an awkward cross-town drive but would position you best for schools under $250k.


Good luck. Be forwarded that your house hunt will probably take longer than you expect and be quite frustrating because most of your competition will be investors paying cash at that low price point. Not trying to discourage you, just being honest,

My recommendation is the part of Carrollton that is located north of George Bush Turnpike. You will find some houses that is in your budget but you will need to act quick because those properties usually get sold in a few days.

You will get a nice house in that price range and will not need to renovate but the number of houses is very limited.

Probably the best selection of homes in your price range would be in Sasche or Wylie. Other areas like Plano, Carrollton, Frisco, Lewisville you'll find it's hard to find a home they sell so fast.

Sachse/Wylie houses will definitely be newer and Wylie is a good school district too and the price will appreciate but the commute to work will be longer.
