Okay, I guess it's time for me to make a "where to live" thread
Can you all help me out before I throw in the towel?

Here's my details:

**I work in Las Colinas/Valley Ranch (off 635 & Macarthur). I have 2 young kids (4 and 1). Looking for a 3 bd/2 bath (preferably with some sort of extra space/room for a small office setup). Not too picky on sq ft but hopefully over 2,000. Below are my top 3 priorities:

1. Budget: max $330K
2. Good schools (I guess that could be debated)
3. Less than 20 minute commute

I looked at Coppell... not happening with my budget; Grapevine/North Euless seem nice, but getting to the other side of the airport in less than 20 minutes seems impossible with traffic.

Thoughts?

Did you look at Flower mound, Arlington, Grand Praire, Lewisville, Southlake. I believe the school districts here are not as great as coppell but there are some really highly rated schools so you may want to shop for the areas with highly rated schools.

I commute from Grapevine to your location daily. It takes me 20-30 minutes and I'm driving into the sun the whole way. I can say 114 moves better than 635.

The only thing closer will be to live in Valley Ranch. Schools on the west side of MacArthur are Coppell ISD.

Southlake is totally out of your budget. The commute from Lewisville, Grand Prairie and FloMo will be too far. Schools in Lewisville and GP aren't very good.

How far is west plano commute on george bush?

Southern Flower Mound is your best bet but even it is hard to find a house nowadays.

That price range in any decent school district is brutal.

Western parts of Hebron High zone are probably 20ish minutes.

Closer to 45 minutes. Lots of traffic! Those tolls add up, too.

You need to get your agent to set you up with feeds from the MLS system for different areas to receive new listings. When one hits you need to join the other 10-20 couples who go see it the first day or two and when you see a home make a VERY good offer on that home.

Watch diligently and move quickly. It will actually get worse as we get closer to April / May and end of school.

Are you watching Valley Ranch? The Carrollton ISD side is actually a good area also.
