If you bid right now, I would probably offer full asking price. Even when people were getting homes for under asking, it was like 2-3% under, max. Last time we shopped for homes a year ago, all the comps were showing sold for 98-99% of asking if they were under, and sometimes 5 and even 10% over.

You won't be getting favorable terms with a lender with your credit score, but if time is of the essence then it doesn't really matter. To be honest, I'm surprised you qualify for an FHA loan. We purchased our home just over a year ago, and even with credit scores in the 800's, we had to jump through hoops, far more than we ever had to do in the past, and that includes buying a home in 2010 in the midst of the banking/foreclosure nonsense.

Well, I've seen 500-600k+ houses with a leaning chimney, so I guess that's ok, for a slab and stick construction...

Chimney is fine. It's just the perspective from someone not holding the camera level when taking the photo.

It's never ok for any type of construction to have a structural failure. Don't give shoddy construction a pass because of 'soil conditions'

Yeah, I missed that sentence in your post.

And re-state that the schools in east Plano are not "execrable." Wherever did the OP come up with that? The only thing "execrable" are his expectations.

I don't think it's a good time to buy. About 30% Plano sellers have lowered their price. It was 15% last month. The housing price bubble will burst soon.

Really. Lets see. We sold 11 homes in Jan, and 9 in Feb, new homes in Mckinney. Dont think its busting anytime soon, maybe stabalize but thats it. Pre existing homes under 350k are flying.

The last sentence is key and 100% agreed. If you go like $400k+, yea sure a lot of being reduces because there is a SURPLUS of homes $400k+. The "shortage" people talk about are really only sub $350k

Yes, those are the area I've targetting too. I rarely see any house below $270k in Allen Frisco around for more than one week i.e. after the weekend bidding war. There might be some in the northern part of McKinney. Good luck !
