I agree there is no perfect home unless you can custom build. I would narrow down your priorities and then work from there. There will always be something which is not perfect but once you make it home you learn to work around things. It is a tight market with very low inventory so you may not have the luxury to wait too long before you need to put in an offer but the option period always helps to make you confident that this is the right home for you.

I've had 3 husbands and owned over 30 houses and there was something fabulous and crazy about each of them. Some I leaped into immediately and some I had to really mull over before going ahead. In the end, I have found that if it meets some very basic (for you) needs, it can be made into your home. Just figure out where you need to be, what is the cost you are willing to pay, and if you can be happy there.

We're on our quest to buy in Coppell or Grapevine (hard, I know!) and I'm worried that we'd feel the pressure to put down an offer (bc the market is so competitive) but then regret it. So please help me. Besides the obvious one, location, what other things had you thinking "THIS is the one!"

And, of course, any tips/advice is greatly appreciated.

Honestly this is why I went with new construction. I was given much more time to think about what I wanted without having to making one of the biggest financial decisions of my life in a matter of hours like I would have had to do had I bought an existing home.

Another good option is to just buy a fixer upper house and renovate it to get what you want.

But then I'll be competing with more all-cash offers

In my experience ... the perfect house finds you ....not the other way around.
